Hey BeltLine fam!
Spring is officially doing its thing, and this weekend the corridor is delivering. Before I get into what's happening, I want to ask you something: what spots are you loving right now that we haven't covered yet? A hidden patio, a new opening, a neighborhood staple that deserves more shine, hit reply and tell me.
We read every single one, and your recs genuinely shape what ends up in this newsletter. This community is only as good as the people in it, and that's you.
Now, let's get into the weekend.
xoxo, Holly π
This Weekend on the BeltLine
Kicking off the weekend on Friday, the Atlanta Botanical Garden is hosting the Gently Used Plant Sale inside the Orchid Atrium of the Fuqua Orchid Center, Friday, April 17 from 9 AM to 3 PM. Orchids and foliage plants from the Orchid Daze exhibit are available at reduced prices while supplies last, so go early if you want first pick. Garden admission required, card only.
Saturday is packed. If you've been eyeing the Atlanta BeltLine Race Series, this is your next stop β the Northside BeltLine 5K/3K runs April 18 from 8β11 AM, starting at 289 South Colonial Homes Circle NW. Complete all four events in the series and you'll earn the commemorative loop medal. Register at atlantatrackclub.org.
Also on Saturday, Record Store Day comes to Ponce City Market, with Vinyl Fiends set up inside Citizen Supply (675 Ponce De Leon Ave NE) from noon to 7 PM. Exclusive releases, DJ sets, and the kind of crate-digging energy that makes you stay way longer than planned.
Sunday has two can't-miss moments. Start your morning at the Virginia Highland Farmers Market β 8:30 to 11:30 AM at Highland Woodworking on North Highland Ave. It's the spring season opener, and between the local produce, live music, and kids activities, it's basically the neighborhood's unofficial weekly gathering.
Then in the afternoon, Atlanta Streets Alive takes over Peachtree Street from 15th to Alabama from 2β6 PM. Cars out, people in β walk it, bike it, skate it, stroller it. One of the better ways to actually feel like you live in this city.

Lake Sinclair Lifeβs Nick Montgomery // Keller Williams
This week's newsletter is brought to you by Lake Sinclair Life & Nick Montgomery of Keller Williams LO
You've probably heard of Lake Oconeeβ¦it's hard to miss. But have you spent any time thinking about Lake Sinclair, its lesser-known sister lake just to the south?
Same Georgia lake country. Same sparkling water and long summer weekends. A fraction of the price.
Lakefront homes on Lake Sinclair start around $300,000 and the average listing price at Lake Oconee has climbed past $1.4 million. For Atlanta professionals who've been eyeing a weekend retreat but assumed lake property was out of reach, Sinclair has a way of changing the math pretty quickly.
Beyond the entry price, there's a real ownership upside here. Lake Sinclair has over 6,000 lots that are full fee simple, meaning you own your property right to the seawall. Property taxes tend to run lower too, since Sinclair spans Baldwin, Putnam, and Hancock counties, three of the more affordable tax regions in Georgia. And because available waterfront land is limited and demand from both Atlanta and Augusta buyers remains strong, long-term appreciation is well-supported. Short-term rental demand is solid too, Sinclair is a natural fit for Airbnb or VRBO buyers.
The lifestyle itself? Milledgeville, the closest city, has real restaurants, real shopping, and a lively college town energy. Less resort corridor, more actual community.
If you want someone who genuinely knows this lake, and lives it, Nick Montgomery with Keller Williams LO is your guy. Nick has built his practice around helping buyers find the right fit, not just the right square footage.
Upcoming Derby Favorites

Mint juleps meet margaritas β and we are here for it. On Saturday, May 2nd, the Roswell Entertainment District is hosting the Derby de Mayo Block Party, a full-day fusion of Kentucky Derby elegance and Cinco de Mayo energy running from 2β10 PM.
Your ticket gets you a 10-tab wristband redeemable across participating bars and restaurants, complimentary drinks to kick things off, and exclusive food pairings like Kentucky Hot Brown Sliders, tacos, esquites, and Derby Pie. A roaming Mariachi band keeps the energy going all afternoon, and you can catch the Derby live on the big screen at Gate City Brewing β complete with a charity raffle benefiting Red Heart Horse Retirement, Rehab & Rescue.
Dust off your best big hat or seersucker suit, because there's also a themed hat contest with prizes from local sponsors. VIP ticket holders get an after party at The Gaslight with DJ Lou from 7β10:30 PM.
